Why the slip you pick matters

Owning a lakefront home on Lake Conroe doesn't come with the right to a dock. Every private dock, boathouse and pier needs a San Jacinto River Authority license and an annual fee, and the license can be revoked. Without one, a marina slip is the way onto the lake.

    And which brands the marina permits, who installs it, and whether it stays yours if you move.

    Waterpoint: long-term and short-term rentals; from $190 a month uncovered, $300+ a month covered (as published October 2026). Seven Coves: calendar-year lease, renews January 1; billed monthly or prorated annually. Renters need boat insurance with $100,000 liability. Stow-A-Way: one-year lease at $250 a month, or 20% off when paid in advance (as published October 2026).

Lake Conroe marina FAQs

How many marinas are on Lake Conroe?

The San Jacinto River Authority doesn't publish a marina list. This guide compares seven marinas that lease slips and publish their services online, from Safe Harbor Walden and Waterpoint near Montgomery to Seven Coves, The Palms and Stow-A-Way near Willis.

Can I build a private boat dock on Lake Conroe?

Only with a license. The San Jacinto River Authority says the right to build a dock doesn't come with owning waterfront property. Every private dock, boathouse or pier needs an SJRA license and an annual fee based on its size and location, the homeowner signs the license, some subdivisions require HOA or architectural committee approval first, and SJRA can revoke a license at any time. Apply through SJRA's customer portal before you hire a builder. Source

Can I keep my boat on a lift in a Lake Conroe marina slip?

At some marinas. Stow-A-Way's covered slips include a sling lift, April Plaza has a limited number of slips equipped with lifts, and Waterpoint lets slip tenants install a boat lift. Ask each marina which lifts its slips allow before you sign. Source

How much does a boat slip cost on Lake Conroe?

Three marinas publish rates. Seven Coves lists covered 10 x 20 ft slips at $150 a month, Stow-A-Way lists covered 10 x 30 ft slips at $250 a month on a one-year lease, and Waterpoint lists slips from $190 a month uncovered and $300 or more covered. Rates as published in October 2026; call the others for prices. Source

Does Lake Conroe's water level change much?

Not often by much. The San Jacinto River Authority's normal level is 201 ft above sea level. The lowest level on record was 192.68 ft in December 2011, and the highest was 206.24 ft in August 2017. SJRA also says it has no obligation to hold any level for private docks. Source

Are Lake Conroe marinas open year-round?

Several say so. Safe Harbor Walden offers year-round wet slip storage, and Waterpoint says its boaters are on the lake 12 months a year. Some marinas keep seasonal hours, April Plaza among them, so check hours before a winter trip. Source
